Where exactly is this project located?
While driving from the city towards Tambaram, this location (Lakshmipuram, Chrompet), falls on the right side of the road- i.e. Western side of Chrompet. It is located at about 1.5 kms from the G S T Road on the opposite side of Chrompet Railway station.

Are these houses / Flats ready for occupation?
We make Flats based on our own designs and at any given point of time, there will be a few flats fully built and ready for occupation. However we make Independent houses only on booking. Once the customer selects a specific plots, our Architect prepares the best – fit plan for the particular plot taking into account the customers preferences and Vasthu related issues. Once the plan is frozen, it is sent to local Panchayat for sanction. The construction is taken up there after.

How long does it take to build an individual house?
As mentioned earlier, the planning permission takes about 4-5 weeks after submission of plans. Once is the permission is obtained, we take a maximum of 6 months to deliver an Independent house, complete in all respects. Generally we deliver it earlier.

Does the price include statutory charges like Registration, Electricity connection etc.
The Registration charges are computed @ 9% of the guide line values notified by the Government for various locations. Presently the guide line value for Lakshmipuram is Rs.245/- Sq.ft. However this is being revised to Rs.325/- effective from 1st May 2004. In other words the Registration will be Rs.22/- Sq.ft at the moment which will get revised to about Rs.30/- Sq.ft. from May.
A III Phase connection from Tamil Nadu Electricity Board will cost approximately Rs.15,000/- per connection. Normally we include the statutory charges and quote a composite price, unless otherwise stated. In other words some of our price lists will contain Registration charges separately, as in the Web site.

What about title deeds? Have they been scrutinized by any outside agency?
Yes our title deeds have been scrutinized by a panel of lawyers attach to some of the Housing Finance Institutions like IDBI. We recommend the buyers to collect the copies of the title deeds from us and get the same verified by independent lawyers.

What is the quality and quantity of the water available in the site?
Our site is one of those rare locations in Chennai where abundant water is available and is of near portable quality. For Independent houses only, we give a portable RO plant as part of cost. For flats we give this as an option at a additional cost of Rs.15,000/-.

Do you arrange for Housing Loans?
These days it is very easy to obtain Housing Loans. We are in touch with most of the popular Housing Finance Institutions like IDBI,ICICI, GIC etc. We facilitate taking of loans by co ordinating with these agencies.

Are there any hidden costs?
Other than the costs discussed above, including the cost of land, building, planning permission charges, Registration charges, TNEB charges – all of which included in the price, there are no other hidden costs. Usually other builders charge maintenance deposits etc. However we think that the buyers should form an association and decide the maintenance costs at a future date themselves.

What about furniture?
Generally we do not provide furniture as part of our basic offer. However if any of our buyer is interested in furnishing the flat / house we could do so at extra cost. In such cases we normally provide an estimate and after approval of the same we arrange to provide them. It is worth while to note that getting furniture through us may be marginally cheaper than getting them from open market.

What about various accessories – there brands etc?
So far as electrical wires and switches are concerned we use only ISI marked brands. These are middle range brands. However if customers want top end brands, we provide them at extra cost. The same goes for Bathroom fittings and sanitary fittings.
